RULES + REGULATIONS

  • Any changes to the existing property’s structure must be approved by the Architectural Review Committee, including but not limited to exterior fixtures, fencing and storm doors.

  • All exterior light bulbs or other lights regardless of location shall be clear, white or non-frost lights or bulbs, except during the designated holiday season. (November 20 - January 7)

  • No boat, motor boat, camper, trailer, motor or mobile home, tractor/trailer, or similar vehicle is permitted on lot, designated common area or street at any time for a period of longer than 24 hours without written consent of the HOA Board of Directors (BOD)

  • Restricted breed of dogs: Pit Bull, Doberman Pinscher, Rottweiler, German Shepherd, Akita, Chow, Presa Canario, Wolf or Wolf Dog, American Bulldog, Beauceron, Caucasian Mountain Dog, Great Dane, Keeshond, Stafford Terrier and guard dogs, lions, tigers, and other exotic animals

  • All dogs must be on a lease when outside on HOA Common Areas. When walking pets in the neighborhood, all refuse shall be the responsibility of the person walking the pet and should be retrieved immediately and removed appropriately.

  • Property owner’s will be required to carry an HO-6 insurance policy for their interior contents and personal liability. 

  • Flood Insurance is not provided by the HOA. Property owners who desire to have flood insurance on their townhome or for those required by their lender will be required to find their own independent Flood Policy. 

  • All trash receptacles must be kept out of view from the street except on pick-up days, and must be removed from the street within 24 hours of pick-up.

  • FOR SALE/FOR RENT signs must be approved by the HOA Board of Directors on any Lot, Designated Common areas or in the Common Areas; signage may be posted on the applicable home subject to Board approval. Open House signs are allowed without HOA Board approval from Saturday morning to Sunday afternoon, with no more than one sign per corner.

  • Social on Second will NOT prohibit short-term/vacation rentals, however, property owner’s will be required to register their property as a vacation rental property with the HOA. There will be no fee for this registration. 

  • All areas maintained by the HOA are to be accessible - clear of debris, ladders, canoes, kayaks, potted plants, etc - for landscaping maintenance purposes.

  • For everyone’s safety and well-being, all posted speed limits are monitored and enforced by Neighborhood Watch and Carolina Beach Town officials. 

  • Golf carts are to be operated only by licensed drivers obeying all posted speed limits. In addition, golf carts and Low- Speed vehicles must be registered with the Town of Carolina Beach. 

  • Absolutely no fire pits, fireplaces or charcoal grills are permitted on any decks at Social on Second.

Amenity Rules + Regulations

  • Unless otherwise stated by the HOA Board of Directors, the Pickle Ball court shall be exclusively used for Pickle Ball. Basketball, roller blading, skateboarding or any other activity is not permissible within the Pickle Ball Area. 

  • The pool is for the use of the unit owners and their guests, invitees and lessees only and are to adhere to posted pool rules. Children must always be supervised 

  • No pets are permitted inside the gated pool area. 

  • Pool toys such as floats, noodles, balls etc shall be removed when leaving the pool area. 

  • No glass or breakable containers are permitted within the gated pool area (if a glass is broken- the pool must be drained, and the cost of draining, cleaning and refilling can be passed on the unit owner of the responsible person) 

  • Smoking is not permitted within the gated pool area.

  • Water is a premium and very expensive. Please use accordingly. Please do not play with the water hoses and outdoor showers. Community water sources are not to be used to wash cars/boats or golf carts. 

  • In order to keep maintenance costs low for all unit owners, the Pool House is for residents and their guests use only. Please clean up when finished using and leave it in pristine condition for your fellow residents and guests. 

  • Pool and Pickle Ball Court are only open from 8:00am until Dusk. 

    Parking Rules + Regulations

  • Each Townhome will come with 3 parking spaces below their specific unit.

  • There is no parking on Social Row. All overflow parking shall occur on the Public Streets. Spartanburg Avenue, Greenville Avenue and Second Street etc

  • Golf Cart parking is for guests, lessees or property owners of Social on Second while using the amenity and common space only. No overnight parking is allowed. 

  • No inoperable unlicensed vehicles shall be in the neighborhood for any length of time.
